A woman has died in a fire in a four-storey block of flats.
Firefighters were met with a "fierce blaze" in a ground floor property when they arrived at the scene in Dundee Terrace, Edinburgh, around 10.15pm on Wednesday.
Around 30 officers were involved in tackling the fire and evacuating other residents in neighbouring flats.
A spokeswoman for Lothian and Borders Fire and Rescue said: "Officers were met with a fierce fire when they arrived.
"Eight officers with breathing apparatus were despatched to the flat and discovered a woman inside. Unfortunately she was pronounced dead at the scene.
"The fire has been extinguished but the property has been completely destroyed by the scale of the fire."
There were no other reports of any injuries in the incident.
Firefighters and police officers remain at the scene of the blaze and an investigation into the cause will begin once the building is deemed safe.
